Seasonality briefing for a property or tour
A written reading of when your rooms, seats, or departures actually fill, using your own booking ledger and the Georgian travel calendar — not a generic national occupancy chart.
Who this is for
Innkeepers, small hotel groups, and tour operators who already keep a booking book and want to know which months are truly busy versus merely advertised as busy. If your book is thinner than a full season, we still read it, but the pages will say where the evidence runs out rather than inventing a national curve to fill the gaps.
What the briefing contains
A month-by-month demand calendar for your property or tour series; booking-window notes (how many days before arrival the typical stay is committed); a cancellation reading that separates weather, festival overflow, and groups that never travel; and a short comparison with the neighbouring corridor we agree in the first conversation — for example Kazbegi against the Georgian Military Highway lodgings further south, or Batumi against Kobuleti weekend traffic.
Included: two working sessions (opening and close), a bound PDF and a printed set if you collect it in Tbilisi, and a one-page reception tab you can pin without the caveats. Excluded: rate-setting software, channel-manager changes, paid advertising, and any handling of guest card details or private keys. We read copies of ledgers; we do not take custody of money or guest identity files beyond what you choose to share for the reading.
How the work proceeds
You send a dated extract (arrivals, nights, cancellations, source market if known) covering at least two full years where possible. We mark public holidays, harvest windows, and known festival weeks against those dates. Draft tabs go back to you in week two. The closing session walks the months you dispute. Duration is ten working days from a complete extract. Delivery is remote, with an optional table session in Tbilisi. Prepare by deciding which floor, departure, or partner conversation the briefing is meant to settle; a briefing without a decision tends to become a coffee-table atlas.
Constraints
We work in English. Georgian or Russian source notes can be used if a colleague can sit with us on the opening call. We do not brief casinos, unlicensed homestays, or operators who want a ranking they can publish as a quality score. Fees are quoted after we see how messy the extract is; the published starting figure assumes a clean book.
Price and next step
